Deck hatch question...

Report: outside forum guidelines

I have installed a solar-powered vent in my hatch and now looking to re-do the perimeter seal. The PO had some sort of sticky-backed spong material glued to the underside of the hatch that has never worked. I was told to use some sort of flexible rubber tubing instead of lengths of spongy foam. Does anyone have any good ideas about what to use to seal the hatch, measurements and where I can find the stuff? My pop-top is done the same way and I think I'll want to re-do that as well. Both the pop-top and hatch are leaking. Also... any good ideas for holding the hatch open part way or do you need to flip it all the way back? I don't want to damage my vent by having it lay all the way back on the deck.
