I just sold my P165 to upgrade to a P21. I concur with what most have said, but would add the following:
I have slept with my 2 boys (6 & 8), myself and our cocker spaniel in my 165. Worked great. Portlight screens and forward hatch screens are a requirement for ventilation. Plenty of room, me in one bunk with the dog, older son in the other and the youngest son in the "v" berth staring out the forward hatch. "Daddy I can see the stars" - has been a priceless experience.
If you sail the boat well, it's light weight means speed in any conditions. I found the 165 to be plenty sturdy, if rigged properly and sailed properly. I have sailed in 25-30mph winds with reefed main and storm jib, worked great handled beautifully. If you go to YouTube and search for Sailing P165 you will find my video on Grindstone lake in Minn. The bulb keel performs exceptionally well, and is my favorite keel of all the Precision line. Don't let the 250lbs fool you, if sailed well you wil find the boat performs very well.
My advice would be this. Either get a 165 or a 21. In my humble opinion there is not enough differnce between the 165 and 18. The 21 launches in the same water depth as the 165 and 18, gets you a realy nice cabin, Yes the 18 has a nicer interior than the 165, but when you compare prices between the 18 and 21 you can pick up 21 for near the price of an 18.
I went through this same decision and ended up on the 21. I will post info and pics of my #300 P21 shortly.
