Trailer tires

At what point do you replace your trailer tires? Just a little cracking in the tire sidewall. Moderate cracking. Severe cracking w/ loss of tire pressure.
Anu odeas to limit the cracking. Maybe some kind of tire sidewall treatment like maybe WD40. Allen
