Glen made some good points. I forgot about that aft false floor. On mine that is a sealed compartment so water should not enter to cause rot. You might look on the outside of the hull opposite of this area to check for damage/cracks. (the new bottom paint may cover this up). The cockpit floor is also plywood covered with glass as well as the transom - possible areas of rot damage. The cabin top and foredeck are two layers of fiberglass sandwiched over cork. If this deteriorates the decks will be soft. I've heard of boats being salvaged because of this.
You didn't mention if this boat is on a trailer or in the water. Some rust is a "given" in a salt-water environment. If the keel bolts are extremely rusted and pitted they should be replaced as this is the most potential area of leaks.
Do you know the year of this boat? It would be on the title and also in the ID information on the transom of the boat. This would better let us know the style of the keel.
