A search here should show up a message and several photos of a nice job just recently posted. Not to burst any bubbles but pumping the tank out would be like pumping out a flooded finished basement and leaving all the carpet, studs and dry wall. Once wood is wet it's wet. Actually it's the fact that it DOESN'T stay FULL is why it rots. Once the coating breaks down and the wood gets wet it's the exposure to air when empty that causes "dry" rot. Pilings under water stay for decades, where tree that fall in or float on shore soon rot. Bob
